to put your house on the market we will provide an honest and enthusiastic
service for a very competitive fixed fee (see about

Our fixed fee includes the initial valuation, the erection of a
‘for sale’ sign, all photographs, professionally produced
brochures, advertising on our website, forwarding of property details
to all prospective purchasers on our mailing list and marketing
on PropertyNews. In addition to this we advertise in the local press
and are committed to keeping you up to date with all aspects of
the sale.
We understand that moving home is expensive and we want to ensure
you are clear as to exactly what you will pay for our services.
All our contracts, literature and brochures are designed to be clear
and comprehensive. If there is anything you are unclear about, a
member of our dedicated team will take time to explain it fully
to you.
At all stages of the process we will keep you up to date as to
how the sale is developing and we will keep in touch with all the
parties involved. We strongly believe it is the most important role

you fully informed at all times.

First Steps
When thinking about buying it is always a good idea to consider
your finances and what type of mortgage will suit your personal
circumstances. With all the options available it pays to get professional
advice and look at all the products on offer.
Finding The Right Place For You
Looking for your next home is often an exciting and stressful time.
The internet has made it much easier to see what is on offer and
our search facility has been designed to make searching for your
dream home quick and stress free. If you do not have access to the
internet we provide free online access to Property News in our office.
Even if you have little or no experience a member of our office
staff will help you. Before you know it you will be sitting sipping
a coffee as you go ‘online’.
In addition to the internet we can keep you up to date with all
suitable properties coming on the market. We can send details by
post, email (join
our mailing list), text message or by lifting
the phone, whatever suits you best.
Once you find a property that interests you contact us to arrange
a viewing. We will register your details and arrange a convenient
time for you to view. Once registered you can view any houses you
are interested in.
The Final Stages
When it comes to making an offer contact us and we will inform
the owner immediately, initially by telephone and followed up in
writing. If there is any offer currently on the property we will
let you know. If you wish you can call into our office and look
at our ‘Offer Book’ in which we record all offers and
the time and date they were made. No personal details are recorded
in the book instead these are kept on our specially designed and
secure computer system. We get the owners feedback in respect of
your offer and let you know as soon as possible what their thoughts
are.
When the sale has been agreed and your offer has been accepted
we will contact your solicitor and the owner’s solicitor to
ensure all contracts are exchanged as efficiently as possible.
We know this can be the most stressful stage in the entire process
and our guarantee to you is simple – to keep you fully
informed at all times.
Our experience has shown that lack of information can often be the
most frustrating and worrying aspect of completion and we want to
make it less stressful. We carefully monitor how the sale is progressing
and keep in close contact with all the parties involved. We believe
it is our personal responsibility to be aware of how the sale is
progressing.
